Whitestone Builders inc is seeking a hands-on, technology-oriented California-licensed Civil Engineer to lead commercial, warehouse, and industrial building design. The role spans site feasibility and concept development through permitting, plan-check, and construction support, with a strong emphasis on coordination, drafting/engineering output, and responsible charge over signed and stamped documents.
Role Overview
Manage design work for commercial and industrial projects, including preliminary planning, engineering calculations, drawing production coordination, and agency submittals. The position relies on Revit/BIM workflows and AI-assisted design tools to improve conceptual and production phases while maintaining professional engineering judgment.
Core Responsibilities
- Develop preliminary site plans, floor plans, and building concepts
- Prepare and supervise architectural, structural, and civil drawings within professional competence
- Prepare structural calculations, details, and specifications
- Design or coordinate warehouse structural systems, including steel, concrete tilt-up, masonry, and pre-engineered metal buildings
- Prepare or coordinate grading, drainage, utilities, and site improvements
- Review zoning and site-development requirements including setbacks, parking, loading, truck circulation, accessibility, occupancy, and exiting
- Coordinate surveyors, architects, geotechnical engineers, MEP engineers, Title 24 consultants, and fire-protection professionals
- Prepare and manage planning, entitlement, building-permit, and plan-check submittals
- Respond to correction notices, RFIs, and agency comments
- Communicate with planning, building, fire, and public-works departments
- Track permits and assist with city expediting when necessary
- Conduct site visits to verify existing conditions
- Review drawings for constructability and support projects during bidding and construction
- Develop reusable drawing standards, details, specifications, checklists, and procedures for future projects
- Sign and stamp engineering documents prepared personally or under responsible charge and within professional competence
AI, BIM, and Technology Responsibilities
- Use AI-assisted tools to support conceptual design, drafting, code research, document review, and project coordination
- Develop efficient AI workflows for preparing and revising plans, details, schedules, and specifications
- Integrate AI-assisted production with Revit, AutoCAD, and BIM workflows
- Use technology to identify drawing conflicts, coordination issues, and incomplete information
- Create reusable prompts, templates, design standards, and quality-control checklists
- Evaluate and recommend useful AI and design-automation tools
- Independently verify AI-generated calculations, code references, drawings, and written materials
- Ensure AI supports engineering judgment and does not replace it
Required Qualifications
- Active California Civil Engineer license in good standing
- Bachelorβs degree in civil, structural, or a related engineering field
- Demonstrated commercial, warehouse, or industrial building-design experience
- Experience preparing structural plans and calculations for California projects
- Knowledge of the California Building Code and applicable seismic-design requirements
- Proficiency in Revit and BIM workflows
- Proficiency in AutoCAD
- Experience using AI tools for engineering, architecture, drafting, research, or document review, or strong ability to learn such tools
- Ability to independently evaluate and verify AI-generated technical information
- Experience with California planning, permitting, and plan-check procedures
- Ability to manage design work from initial concept through permit approval
- Practical knowledge of construction methods, sequencing, and costs
- Strong written and verbal communication skills
- Willingness to perform hands-on drafting, engineering, coordination, and permit-expediting work
- Ability to work primarily from the Commerce office and visit project sites and government agencies when required
Preferred Qualifications
- California Structural Engineer license
- Experience personally designing and stamping warehouse or industrial-building plans
- Experience with concrete tilt-up, structural steel, masonry, or pre-engineered metal buildings
- Experience with Los Angeles-area planning and permitting agencies
- Knowledge of grading, drainage, stormwater, and utility design
- Experience coordinating architectural, structural, civil, MEP, and fire-protection drawings
- Experience with AI-assisted design, BIM automation, Dynamo, Grasshopper, scripting, or similar technologies
- Experience working directly with developers and contractors
Salary and Education
Salary: USD 65,000 - 125,000 per year.
Education: Bachelorβs degree in civil, structural or a related engineering field.
